The principals of Hunter Chase have decades of combined experience in investment banking and asset management.

Edward Chu
Founding Principal , Senior Managing Director

Mr. Chu is a Senior Managing Director of Hunter Chase and primarily focuses on the Company’s equity and mezzanine investment activities. Mr. Chu has been heavily involved with the development of market rate high yield opportunity funds and equity placement of such investment funds. At Hunter Chase, he is primarily responsible for acquisition oversight and for raising funds from institutional investors. Prior to joining Hunter Chase, Mr. Chu created and managed the Private Equity Group (PEG) within KeyBank Real Estate Capital (“KBREC”) from 1991 to 2004. He has been directed involved in raising equity from domestic and international corporate clients for investment in real estate development projects. Under his oversight approximately $2.0 billion in equity has been raised and invested. Prior to joining Key, Mr. Chu was a First Vice President with McDonald & Co.’s Public Finance Group, with responsibilities for originating, analyzing, structuring and leading project financing and refinancing for public and non public entities. Mr. Chu also was a vice President with Thomson McKinnon’s Capital Markets Group and a commercial banking officer with Texas Commerce Bank. Mr. Chu has a Bachelor of Science degree in management and an MBA from the University of Houston .


Thomas Tracy
Founding Principal , Senior Managing Director

Mr. Tracy is a Senior Managing Director of Hunter Chase and he primarily focuses on the Company’s investment banking and asset management activities. Mr. Tracy founded Hunter Chase in 2000. Mr. Tracy has become one of the foremost experts in the NMTC program and was directly responsible for many of the change to the program since 2000. He works very closely with the Department of Treasury and state and national government officials in the ongoing refinement of the NMTC program. Mr. Tracy is involved in structuring several NMTC mezzanine loan programs utilizing various subsidies to lower investor yield expectations on a risk-adjusted basis.

Mr. Tracy has been involved in the real estate area for the past 20 years, serving on the Real Estate Management Committee when he was a partner at KMPG Peat Marwick, and as Co-Manager of Key Housing Capital, a real estate capital markets group within KeyBank. At KeyBank, Mr. Tracy helped to develop the low income housing tax credit program into a nationally recognized syndicator and was responsible for over $1.2 billion in tax credit equity syndication and over $ 300 million in equity for apartment development projects.

Tom serves on the Advisory Board and Credit Committee for Michigan Capital Fund for Housing, a series of funds raising approximately $ 100 million in equity annually for investments in affordable residential housing. Mr. Tracy attended the University of Missouri and graduated with a B.S.B.A. in General Business, a J.D. in Law, A.M. in Accountancy and a L.L.M. in Taxation. He served in the U.S. Army upon graduation as a Captain in both an administrative role as Secretary General Staff for the 8th Infantry Division and later as a JAGC attorney.


Gary Elam
   Principal, Managing Director-Chief Operating Officer

Mr. Elam joined Hunter Chase in May 2005 to oversee all aspects of underwriting, closing, and post-closing investment management for the company. Previously, he held the same position in the For-Sale Residential Equity Division of KeyBank Real Estate Capital (“KBREC”), which he co-founded in late 2002 to provide equity and mezzanine capital for residential developers and homebuilders nationwide. Mr. Elam has been exclusively engaged in real estate finance, operations and development for over 25 years. Prior to shifting his focus to residential land and home development in 1998, he was actively engaged in the development of institutional quality retail, office and industrial projects. His work has also included extensive involvement with municipal redevelopment agencies, and city sponsored facilities finance districts. Prior to 1994, he operated a number of southern California commercial, industrial, retail and multifamily “problem” properties, and has been the trustee of a CERCLA “superfund” remediation trust.

From 1980 to 1989, Mr. Elam was a practicing real estate and tax attorney, and he was a State Bar certified specialist in income and estate tax law. He has earned a Bachelor of Science Degree in Business Administration from the University of Santa Clara , a Juris Doctor degree from the University of California at Davis , and a Masters of Law Degree in Taxation from the University of San Diego . He has been a speaker on problem real estate, loan workouts and receiverships, is a California licensed real estate broker, a member of the California State Bar, and has earned the CCIM designation from the Commercial Investment Real Estate Institute of the National Association of Realtors.

 


 Laird A. Fairchild
 Principal, Managing Director-Originations

Mr. Fairchild is a senior acquisition banker in Hunter Chase’s Dallas office. Prior to joining Hunter Chase, Mr. Fairchild originated over $500 million in US real estate investments as a Senior Vice President of Overland Realty Capital. Prior to joining Overland , Mr. Fairchild was a Senior Vice President and Managing Director for KeyBank National Association’s Real Estate Equity Group. As one of the first employees of this group, Mr. Fairchild was instrumental in developing the platform that eventually led to a successful and nationally recognized real estate product offering for KeyBank. In his five years in this capacity, Mr. Fairchild oversaw over $500 million in real estate mezzanine and equity investments and played an integral role in developing all departmental procedures and objectives. Prior to his position within the Real Estate Equity Group, Mr. Fairchild was a Vice President and National Accounts real estate lending officer for KeyBank’s Commercial Real Estate Division. In this role, Mr. Fairchild initiated a relationship with over a dozen prominent Real Estate Investment Trusts (REITs) and developed a national accounts portfolio in excess of $1 billion. Mr. Fairchild received his B.A. in finance at Miami Western University and holds a Masters of Business Administration degree from Case Western Reserve University ’s Weatherhead School of Management.


Ryan Patterson
Principal, Managing Director-Originations

Mr. Patterson joined Hunter Chase in April 2005. He previously was an acquisition banker and a commercial real estate lender with KeyBank. As a senior lender he provided over $1 billion dollars in construction and mortgage debt including FNMA and Freddie Mac and CMBS. Prior to that he was a commercial loan officer for Zion 's Bank from 1996-1999. He was one of KeyBank Real Estate Capital’s most successful acquisition bankers having completed $175 million in equity/mezzanine transaction during his first 18 months. Mr. Patterson brings considerable mezzanine equity structuring experience in the multifamily housing and commercial areas having provided capital for acquisition and development of over 3,500 apartment units and 1.2 million square feet of industrial retail, and office projects. Mr. Patterson has a Bachelors of Science in Finance and Pre-Medicine from the University of Nevada Reno.


David G. Carr
Principal, Managing Director-Chief Financial Officer

Mr. Carr joined Hunter Chase in August 2004 as a Managing Director and CFO. His responsibilities include oversight of the financial operations of the company and participation in its investment banking activities. Mr. Carr has over 17 years of financial experience in the real estate industry. Mr. Carr previously worked at KeyBank Real Estate Capital - Private Equity Group as manager of its Tax Advantaged Group overseeing its New Markets Tax Credit and Low Income Housing Tax Credit (LIHTC) activities. Mr. Carr has during his tenure at Key had direct responsibility for structuring, negotiating and underwriting in excess of $1 Billion in LIHTC transactions. Mr. Carr started with PEG as its CFO with responsibility for financial reporting functions, including quarterly and annual investor reports and annual audits and tax returns. He also previously directed the asset management functions for the group. Prior to joining KeyBank, Mr. Carr was a Vice President / Partner with The Boston Financial Group, Boston, MA, where he was CFO for their property management operation. Mr. Carr began his career at Ernst & Whinney, leaving as a tax manager. Mr. Carr has a BA in Business Administration from The University of Massachusetts, Amherst and is a Certified Public Accountant.


Gregory S. Laczkowski
Vice President-Originations

Mr. Laczkowski’s primary responsibilities include identifying, originating and underwriting real estate investments and transactions. Prior to joining Hunter Chase, Mr. Laczkowski was a vice president with Overland Realty Capital. While with Overland , he helped originate and underwrite over $500 million of equity and mezzanine real estate investments. Prior to Overland , Mr. Laczkowski was an associate with Archon Group, a wholly-owned subsidiary of Goldman Sachs. While with Archon, he was responsible for identifying and underwriting real estate investments on behalf of Goldman Sachs’ Whitehall Street Real Estate Funds. Mr. Laczkowski was directly associated with numerous acquisitions of multi-family, retail, office and industrial product types totaling over $250 million. Additionally while at Archon, he assisted in acquisition debt financings and closings totaling over $250 million. Mr. Laczkowski holds a B.S. in Economics/Finance from Southern Methodist University.


Yenni Liang
Vice President, Controller

Ms. Liang serves as Vice President, Controller of Hunter Chase & Co., LLC and is responsible for the daily financial activities of Hunter Chase, its market rate real estate programs, and its New Market Tax Credit (NMTC) programs. Her duties include overseeing overall accounting functions of the company and participating in the implementation of all financial controls and processes. Prior to joining Hunter Chase, Ms. Liang was a Controller of KeyBank Real Estate Capital – Private Equity Group where she was responsible for all of its Low Income Housing Tax Credit (LIHTC) limited partnerships. Her duties included LIHTC Funds accounting, cash management, inter-fund transactions, construction draw disbursements, capital installments and preparation of monthly, quarterly and annual financial statements. She also assisted in closing partnership books and investor reporting activities. Ms. Liang received a B.A. in Finance from Trisakti University, Indonesia and a Master of Business Administration from Cleveland State University, Cleveland, Ohio.


Julianne Leighty
Assistant Vice President,

Prior to joining Hunter Chase in September of 2004, Ms. Leighty was associated with Overland Realty Capital. Ms. Leighty's responsibilities included oversight and coordination of all office operations, the company's information technology and communications systems for the Irving, Texas site, public relations, and special projects. Her tasks also included assisting the Real Estate Origination, Asset Management and Accounting departments through a variety of responsibilities including providing support for the database system, human resources administration, web site maintenance, Yardi software conversion, and development of marketing materials for Overland Realty Capital.

Ms. Leighty was previously associated with SouthTrust (now Wachovia Bank), a $59 billion dollar bank headquartered in Birmingham, Alabama where she provided training and support in Branch Administration for seventeen Dallas Metroplex banks. She provided oversight and management of personal real estate holdings, support in numerous single-family, real estate developments, and was the owner of retail businesses. Ms. Leighty holds a B.F.A. from the University of Texas at Arlington where she graduated with high honors.


Michelle Rebman
Asset Manager

Ms. Rebman joined Hunter Chase & Co., LLC in August 2005 as Senior Asset Manager and bears primary responsibility for monitoring and managing equity and mezzanine investments in real estate development projects after investments have been closed. Her duties include qualitative assessment and analysis of progress in achieving proforma projections; oversee development, construction and sale/leasing operations; ensure accurate monthly reporting; perform site inspections; and develop and implement “workout” plans as needed. Prior to joining Hunter Chase, Ms. Rebman served as Asset Manager for Key Housing Capital where she successfully managed a portfolio of Low Income Housing Tax Credit (LIHTC) properties comprised of 9,000+ units, located across six states, representing over $260MM in equity. Her duties included site audits encompassing financial, physical and IRS compliance analyses; construction draw review; timing adjuster calculations; review and approval of annual property operating budgets; review of periodic unaudited financial statements, Partnership tax returns and audited financial statements; monitoring compliance with Partnership Agreement; maintaining detailed database; preparation of monthly, quarterly and annual Investor reports; and coordination of workout negotiations for troubled real estate assets. Ms. Rebman received a B.S. in Business Administration from Methodist College, Fayetteville, North Carolina.
