Hunter Chase & Co. is a full-service real estate private equity firm and institutional advisor that specializes in providing equity and mezzanine capital for opportunistic and value-added real estate development projects across the United States.

The principals of Hunter Chase have historically created value for their investors by identifying quality developer-partners with integrity and a clear business strategy, and helping them get to the “next level” through creative deal structuring and capital market expertise.


The principals and staff of Hunter Chase bring decades of combined experience to each transaction. All six of the firm’s founding principals have worked together for three to ten years, primarily while creating and/or managing KeyBank’s Real Estate Capital (“KBREC”) private equity practice. Hunter Chase was originally founded by Tom Tracy in 2002, with the company becoming a full integrated private equity firm in early 2005 with capital commitments from Nationwide Life, Capmark Capital and other high net worth investors. Since April 2005, the firm has invested over $204 million into mezzanine and equity vehicles. With offices near San Diego, California and Dallas, Texas, Hunter Chase provides origination, structuring and asset management services to its investor base.

We are able to draw from our staff’s diverse array of real estate development, finance, accounting and project management experience to assess or assemble all the components to closing highly profitable investments. This allows us to provide our investors the operational sophistication of an institutional fiduciary, coupled with the entrepreneurial spirit and nimble approach of a small boutique firm.

Targeted Investments
Hunter Chase targets equity and mezzanine investments in areas of high population and employment growth across the United States. Targeted projects typically involve development or redevelopment of rentable or for-sale workforce housing, as well as mixed-use projects that combine residential and retail components. In addition to these primary product types, we also maintain a regional focus on retail, office and industrial projects. Most projects are short-term investments, with one to four year turnover cycles.

Our current platform can be categorized by two key programs: Principal Investments and Community Development.

  • HC’s Principal Investments placement efforts focus on market rate investments in the form of equity, structured equity and mezzanine investments on behalf of Hunter Chase’s institutional and private investors.
  • HC’s Community Development efforts raise and place structured equity into real estate projects that provide a quantifiable, positive social and environmental impact as well as economic returns to the community.
